Topsham's core is dense, historic and largely listed: merchant houses with Dutch-influenced gables, pantile and slate coverings, lead and zinc detailing, and streets narrow enough that scaffolding means a licence, a closure and an argument with the neighbours. That combination is why so much of the work here is photographic rather than physical.

Owners of listed property also tend to want a record before they touch anything, because a conservation officer asks what the existing detail looked like and a photograph taken from six metres above the ridge answers that better than a description written from the pavement.

The town sits on the west bank with marsh and mudflat on three sides, so the air is damp and salt-laden all year rather than during storms. Fixings corrode faster here than a few miles inland, and the wind runs straight up the estuary from the south, driving rain hard onto the slopes that face it.

That shows up in a predictable way from above. Lead flashings lift on the exposed side first, pantiles work loose along the same verge, and the zinc detailing that makes the town look the way it does is exactly the material that needs checking every few years rather than every few decades.

The second stream of work here is not a survey at all. Property on the Strand, near the Quay or looking over Bowling Green Marsh sells partly on its position, and a photograph from a hundred feet up shows the relationship between the house, the water and the marsh in a way that no ground level shot manages.

The Goat Walk and the marsh are also a reminder that this is a bird reserve as much as a town, so flights here are planned around disturbance as well as around people, which usually means working early and staying well back over the built-up side.

The practical constraint here is not the flying, it is the taking off. Streets are narrow, the quay is busy, the marsh is protected and gardens are small, so the launch point is worked out before the visit rather than found on arrival. In most cases an owner's own yard or a neighbour's is the answer, and asking a neighbour in advance is far easier than asking one with an aircraft already in hand.

Topsham is fifteen minutes from the Exeter base, which means a job here can be slotted into a gap in the weather at short notice. That matters in a town where the useful mornings are the still ones and there are fewer of them than anybody would like between October and March.
